3 Important Benefits of Having a Long-Term Rental

Village Properties knows that owning a home can be pretty beneficial, but did you know that having a long-term rental can seem daunting to many. We have come up with three significant benefits of owning a long-term rental. When you use our long-term rental team, we will share some of our secrets with you. Let’s look below at those three benefits of having a long-term rental in the area.

Market Changes

The woman's hand caught a small house on the coin pile. coins to buy a home concept concept for property ladder. A small house on a pile of coins And have a financial chart.

One of the best benefits that we have seen this year is how quickly the market can change. Right now, is the perfect time to purchase a home as you may require a 2nd home in the area. With that said, allowing Village Properties to assist you in making that home into a long-term rental for you. As the market continues to grow, property values will continue to increase. This, in turn, means that rental prices could go up, which means that your long-term rental will appreciate over time.

Plan for Retirement

Another benefit of putting your home into our long-term rental program is getting to plan for retirement. With a steady flow of income from your rental, you will be able to pay off debt more quickly and save for retirement. Many people these days don’t see the return on the investment of owning a second home and renting it out longer than one year, but we do. We want to see you succeed as a homeowner and be able to retire and not work forever.

Appreciation

We wanted to share the last one with you as an appreciation that goes hand in hand with a consistent rental income. We want to make sure that your home continues to appreciate and having a renter in your home will help do that. By allowing us to be your property management team, we will continue to watch over your home, and if any repairs need to be done, we’ll be sure to let you know.

While there are many other reasons why having a long-term rental is essential and the benefits you’ll reap from it, we wanted to share these. If you are still thinking about placing your home up for long-term rental, give us a call. We’d be more than happy to answer any questions you may have about the program!

3 Reasons Why Property Wellness Checks are Needed

Are you a homeowner with a property that you’d love to enroll in our long-term rental program? Do you have questions about a property wellness check and why you need one? We at Village Properties have the answers to those questions, and we thought that now is the perfect time to share them with you. We know that making sure your home is well taken care of and doing wellness checks will help save you money in the long run.

Condition of Your Property

Like your personal home, you want to make sure that your property, whether it has tenants in it or is vacant, is well taken care of. When you allow us at Village Properties to handle the maintenance of your long-term rental, we will ensure that your home is properly cared for. That includes periodic checks on your home to ensure that any issues are taken care of promptly. Doing so will save you time from coming and checking on your rental and money, as we will make sure any repairs are taken care of. No need to worry about it and let the professionals take control.

Smoke Detectors

Another excellent reason property wellness checks are needed to ensure that all your smoke detectors are in working order. You never know when you will need them, so making sure they perform is necessary. We do everything from checking their expiration dates to changing the essential batteries. If any rooms don’t have alarms in them, we will make sure to alert you, and we can also install them for you.

Heating & Cooling

Air conditioning system unit installed outside facade of the house

One of the benefits of having us handle your long-term rental is making sure that the heating and cooling part of your home is working correctly. If you notice that your heat is not working correctly during the colder months, it could lead to frozen pipes or unhappy tenants. We will notify the property owner and handle any issues that could prevent your home from being rented. We know that having a rental home is a luxury for many but having to make costly repairs is not fun. Don’t worry about your home or vacant home being neglected as we will look after it as it was our own home.

There are many more benefits as to why property wellness checks are needed on your long-term rental, and we needed to share these with you. If you consider using us as your property management team, give us a call today. We look forward to discussing these wellness checks with you at any time of the year!

Sunriver is the Perfect Place For Your Workcation

Have you spent the last few months (or even years) working from home and find yourself craving a change of scenery, a change in your routine or just feel cramped in your home? If so, then it may be time for you to take a workcation. What is a workcation? It’s an opportunity to travel somewhere while keeping up with your work projects.

You may have already experienced something like a workcation in the past. Have you ever brought along your laptop when visiting family over the holidays or wrapped up a project while on the road? These situations are like a workcation but with one huge difference, you’ll be working.  In the past when you’ve brought along your laptop or work phone you were not certain whether you’d have to work while you are away. Simply having your work devices with you creates anxiety that can loom over your vacation and essentially negate the positive benefit of taking time off.

When you take a workcation, you already know that you’ll be working during your normal work hours and anything that ‘comes up’ can be addressed in the same manner you normally would while working from home. However, the big difference is that your downtime or off work hours is spent exploring a destination of your choice with the convenience of already being in that location at the end of the workday.

It’s no secret that a change of scenery is likely to increase your productivity, creativity, and motivation.  In a recent Nature Neuroscience paper (mentioned in this NYU article) subjects reported that “on days when people had more variability in their physical location—visiting more locations in a day and spending proportionately equitable time across these locations—they reported feeling more positive: ‘happy,’ ‘excited,’ ‘strong,’ ‘relaxed,’ and/or ‘attentive.’”

Benefits of taking a workcation

Increased productivity, creativity, and motivation.

Return home feeling refreshed and full of energy.

See places you’ve dreamed of going to.

Easily take advantage of downtime to relax or explore.

Imagine having a Zoom meeting from your vacation rental’s deck that overlooks the mighty Deschutes River. Have a conference call while wildlife frolic in the woods in your peripheral vision. Simply taking a walk or bike ride on your break could be what you need to inspire your next great idea. After work, you’ll be able to switch from work to play with ease because you are already physically located in the destination of your choice!  Whether you’re craving an evening of mountain biking, stargazing, hot tubing, tubing, hiking or simply letting the day take you, your workcation destination doesn’t get any better than Sunriver, Oregon.

Why is the Long-Term Rental Program Right for You?

One of the biggest questions that we often get asked is why the long-term rental program may be the correct answer for you. We at Village Properties work hard on finding the proper placement to rent your home. We look at many different options for each person wanting to rent a long-term home, and we hope that you’ll allow us to help you out. Let’s look at some of the biggest reasons why using Village Properties to find your next tenant for your rental property.

High Demand for Homes

Right now, the demand is high for homes in our area and those who are looking to rent a property. Instead of you, the homeowner to work long, hard hours finding a tenant, we at Village Properties take care of that for you. As many new people are looking to make our area their home and may not be ready to purchase their own home yet, renting long-term is a better option.

Miniature wooden houses and red arrow up. The concept of increasing the cost of housing. High demand for real estate. The growth of rent and mortgage rates. Sale of apartments. Population grows

Low Inventory for Homes in the Area

The demand is high, and right now, the inventory for the area is extremely low. We know that finding the perfect person may be a little difficult but leave it up to our experts ready for that challenge. As more and more people discover Sunriver, they look forward to making it their residence too. Instead of wondering if you can find an excellent fit for your rental property, allow us at Village Properties to do that for you. We do everything we can to get the perfect person or family into your home that will rent for at least 12 months.

While there are many other factors to using Village Properties Long-Term Rental Program, these are a few that we wanted to share with you. As the demand for homes continues to rise, it also means that rent prices will continue to. We hope that you will allow us and our expert team to work on finding the perfect fit for your rental home in the Sunriver area this year!

How Village Properties Can Help You Find a Long-Term Renter for your Property

We at Village Properties have often been asked how we can help find long-term renters for your property. We take pride in finding the perfect person or family that will take care of your home like it was their own. We have come up with a few ways to help you find long-term renters for you without the hassle of doing it yourself. Let’s look below at a few reasons for how we do it.

Advertising

email marketing concept, company sending many e-mails or digital newsletter to customers

One of the main ways to help you find long-term renters is by advertising or word of mouth. We know that you take a lot of pride in your home here in the Sunriver area. But finding those who want to rent long-term might seem a little challenging to many homeowners. We take the hard work out for you and your property, and we get to work. We will not only advertise on our site, but we also have agents who will work for you.

Qualify Your Renters

Another way that we find the best renters for your long-term property is we qualify them. We know that your home is vital, and finding that perfect tenant may seem daunting, but we take care of it all. We ask each person looking to rent a house for longer than 12 months to qualify specific questions. We know that finding a renter who can’t afford the home will not be a good fit. We instead ask very detailed questions to help find them the perfect house too.

While we do a few other things to help find your long-term renter, we wanted to share these. If you are still on the fence about putting your home up as a long-term rental, one of our agents would be more than happy to help you. We hope you will consider us at Village Properties to help find the perfect fit for your home.

A Brand New On-Mountain Experience for – All Woodward at Mt. Bachelor

Woodward at Mt. Bachelor

If you or a loved one is heading to Mt. Bachelor as a beginner skier or snowboarder this year, we’ve got some great news for you! Mt. Bachelor introduced Woodward Mountain Park, a brand new on-mountain experience. An experiential action sports company, Woodward aims to help you grow in your sport regardless of your skill level or previous experience.  Set up as a network of terrain zones throughout Mt. Bachelor, you are able to choose your journey through an “artfully constructed progression-based design” as stated on Mt. Bachelors website.

The park is meant to help you grow as you build on your skills. If you’ve never been on skis or a snowboard, you’ll want to head over to Sunrise Lodge andWoodward Start Park play around at the Start Park. Here, you’ll have the chance to get used to the equipment and different types of terrain. With small slopes built to control speed while slowly guiding you to higher elevations, you’ll feel comfortable trying out your chosen snow sport for the first time. The even better news is that you can play at the Woodward Start Park for FREE! This includes the area just outside of the Sunrise Lodge rental shop as well as the First Rays carpet (pictured).

Once you feel comfortable and ready to move to the next level, the Woodward Progression Parks intuitively guide you to the next step in your learning adventure. Progression Park / raises the bar a bit with a longer run that you access via the Lava Tube conveyor carpet that is near the Start Park. This run includes some rollers, small mini pipes and more for you to test your skills before moving on. To access this area and many Woodward Park runs beyond the Start Park plan on paying only $39 online (or $49 if you buy the ticket on the mountain) for a Learning Progression lift ticket. With this ticket you have access to the Early Riser chairlift, Alpenglow and the Lava Tube carpet at Sunrise. You may also head over to the Little Pine chairlift at West Village with this one day pass. With this pass there is not a way to ride between the two lodges to access the West Village lift, but if you’d like to give that run a try there is a free Interlodge Shuttle available every day of the week.

If you’re an experienced rider and know that you will soak up the the amazing terrain that Mt. Bachelor has to offer all over the mountain, you’ll want to go big and get the full mountain pass. Regular single day tickets for full mountain access are $109 (online) or $119 (on-mountain). However, for beginners or those that are looking to get their feet into some bindings for a try, the Woodward Mountain Park is amazing option. Save money, ride terrain that feels comfortable and give yourself the space to learn at your own pace.

Visit the Mt. Bachelor site more information on the Woodward Mountain Park and for ticket pricing information.

Spring in Sunriver – Part 2

With the mild winter we’ve experienced in central Oregon this year, we just can’t stop thinking about Spring. Blue skies, comfortable temperatures and longer days are giving us spring fever. That said, here are some more super fun ideas for your spring adventure in Sunriver.

Mountain Biking

There are tons of amazing mountain biking trails in central Oregon. A favorite for us locals is Phil’s Trail. This trail, located just outside of Sunriver, is a system of over 100 miles of interwoven trails. The trails vary from beginner to advanced difficulty levels. Not only is this trail a local favorite, but it’s I one of the most popular in the Pacific Northwest. Find directions from Sunriver here.

Another great ride is the Deschutes River Trail. You may choose to do a portion of the trail or ride the entire thing from Sunriver to Bend or vice versa. With views of lava flows, the Deschutes River and the chance to spot some wildlife, you won’t be disappointed with this ride. There are several access points. Check here for more. Spring bike riding in the area is not to be missed

Mt Bachelor

One of our favorite things about central Oregon is that you can take advantage of all that Mt. Bachelor has to offer through the spring! Ski, snowboard or check out the tubing hill through Memorial Day weekend. There are also some cool events to check out up there through the spring. Check out our other blog post about spring to check those out.

Floating the river

Down in the lower elevations we won’t be waiting for snow to melt to begin those summer-like adventures. Check out some of our favorite favorite local floats for fall here. Though this post was meant for fall, these floats are wonderful in the spring and any time of the year.

Marathons and races

For you runners, Central Oregon has lots of marathons all year long. In March, don’t miss out on the family friendly March Mudness right here in Sunriver. Later in the spring head to Bend for the Salmon Run 10k or 5k runs.

Top 5 Reasons to Choose a Vacation Home Rental Instead of a Hotel Room

  1. Kitchen – A vacation home rental will provide you with a full kitchen. This means a full-sized refrigerator, cupboards, a stove and oven plus more. Our Sunriver vacation rental homes come fully-stocked and ready to go. Grab your groceries on the way in and have all the food you love right at your fingertips. Not only is this a comfort of home, but cooking your own meals can be a big money-saver. Having a kitchen while traveling will also make accommodating any dietary restrictions much easier.
  2. Laundry – Our vacation rental homes are stocked with washers and dryers. No need to worry about gathering coins for a load of laundry. Being able to do laundry while traveling will save you time, money and you’ll be able to pack lighter! If you are traveling with the kiddos, you already know how beneficial this option can be.
  3. Live like the locals – With a vacation rental, you’ll most likely be staying within the neighborhoods where locals are living rather than on a main highway with lots of traffic. Be sure to ask our friendly Sunriver staff (all locals) for their insider tips on the best restaurants and activities in our area.
  4. Fur babies – If you travel with your pets, you know that finding a hotel that allows your buddy is not easy. Even when you do find such a location, stuffing you, your family and your pet in one room is never much fun. Give your crew more space, your pet some room to run and, if you find your dog feeling nervous and barking, the living quarters are large enough to allow for some extra noise.
  5. Space – As mentioned above, a vacation home rental provides a lot more space for your family to spread out. No more bickering over who gets to sleep with who; everyone gets their own bed! No more arguing over what to put on the TV; there are usually more than one. Have you forgotten what the word privacy means? How does Mom and Dad having their own room sound? Our home at Duck Pond 6 is a great example of one with TONS of space.
