Any homeowner who rents independently will tell you it's a full-time job, spinning multiple plates simultaneously.  Taking guest calls at midnight, spending all your spare time cleaning, keeping track of reservations made across numerous booking sites, not to mention taking professional photographs, marketing your rental, and doing your accounting!

We understand; it takes a village.  With Village Properties at Sunriver, you're not just a faceless number in a remote company's spreadsheet.  We have responsive, personal relationships with our homeowners.

In addition to handling all the vacation rental and guest logistics, we're a one-stop shop for superior property care.  Our full-time housekeeping, maintenance, laundry, and hot tub technician teams all operate out of our centrally located Sunriver office.

Your vacation home is—first and foremost—yours. 

Through your online portal, you'll be able to see your home's reservation calendar, book your own stay, or make a reservation for a personal guest.

If you'd like to make a personal reservation within 48 hours of arrival, you will have to call the office to make the reservation.

It is worth noting the amount and dates of personal stays will affect your home's vacation revenue.

As your partner, we're committed.  We hope to earn your confidence over time.  However, if you decide to terminate the Vacation Rental Agreement, you may do so at any time with 60 days' notice.

We have two property management fee structures: The All Inclusive Program & The Traditional Program

The All Inclusive Program - 35% Commission

  • 35% Commission
  • No monthly management fees
  • No Credit Card Fees
  • Includes preventative maintenance and seasonal inspections
  • Guest and home supplies are included at no additional cost (linens, towels, soap, bathroom toiletries, trash bags, batteries, and VIP Experience Program)
  • Professional Photography included
  • No monthly monitoring fees for PointCentral keyless entry or Smart Home Solutions thermostat
  • No fees for Winterization/Summarization ($100 Savings)
  • No labor charge on work orders. Only material items are charged to the owners

The Traditional Program - 30% Commission Plus Fees

  • 30% Commission
  • Linens and home supplies are included at no additional cost (toilet paper, soap, paper towels, sponges, interior trash bas, detergents, etc.)
  • Village Properties VIP Experience Program is included
  • Professional photography included
  • $30/month management fee
  • Credit Card Processing fees are shared 50/50 with Village Properties (1.5% to the owner and 1.5% to Village Properties)
  • $15/month PointCentral keyless entry fee
    • We install PointCentral keyless system to all our homes free of charge.
  • Or $20/month for keyless entry and Smart Home Solutions thermostat (if both are installed)
    • The thermostat is $199 to purchase and $45 to install but is not required.
  • $30 open fee for Owners/Guest of Owners to stay
  • $75 per seasonal inspection
  • $100 fee per season for Winterization/Summarization

This program ensures consistent revenue during the off-season.

Village Properties at Sunriver's full-service management covers every facet of operating a successful vacation rental.  This includes creating a polished vacation rental listing with professional photography that methodically appeals to vacationers.  

We then automatically publish your listing on every booking site that counts, and our digital marketing strategy tirelessly drives online traffic to your listing.

We put your home on all the market-leading vacation rental channels, including VRBO, Booking.com, Expedia, Google Travel, and more.  Select properties are even advertised on Homes & Villas by Marriott International, a premium and luxury vacation rental platform that reaches more than 153 million Marriott Bonvoy members around the world.

Regardless of where they reserve, all vacation guests are required to sign a rental agreement and pay a damage waiver (similar to a security deposit). It is of utmost importance to us that all guests respect your home and are aware of house rules.

Yes.  We manage both vacation homes and vacation condos in Central Oregon.

It all starts with curating an eye-catching property listing, optimized with professional pictures and keyword-rich descriptions.  We then take it to the next level by providing your home with highly sought-after amenities and features, like the free passes to SHARC (Sunriver Homeowner Aquatic and Recreation Center) we provide your rental.  Helping you stand out against the ever-increasing competition.

Next, we publish your listing on all major vacation rental channels giving you the most exposure possible.

Finally, we create ads that target users based on their browsing history, continually promoting your home on search engine results (Google & Bing) and social media ads.
