Why It’s Important to Have a Licensed Property Manager for Your Long-Term Rental Property

For many homeowners, when you have a long-term rental property, finding the perfect property manager may seem daunting. But what about if that property manager wasn’t doing everything, they could help take care of your property? Would that make you uncomfortable to let the management company take over your property? These are all valid questions that we often get asked with Village Properties, and we are here to answer these for you.

What Does a Property Manager Do?

Home sales brokers and real estate investors are exchanging with investors being filing cash at the agent's hand.

You may have seen other property management companies that say they have an outstanding property manager, but are they? We at Village Properties are a rental property management team that cares for our clients and their properties. We take pride in having a licensed property manager who keeps up with everything, including the laws and codes. Our property manager, Justin, is one of those licensed property managers we can’t recommend enough. He continues to further his education yearly to ensure that your property is up to date on all the current and new laws. We don’t want to see you have to pay out of pocket for something that your property manager could have easily rectified by knowing the tenant-landlord law.

When Should You Hire a Property Management Company?

Rental agreement contract on the deck

This is another question that our prospected property owners and we have to say that you will know when the time comes. Rather than worrying about all the tenant-landlord laws, how to keep each property separate, or staying hands-on can be a handful, let our Long-Term rental team take over. A few things to consider when it’s time to hire a property management team are:

  • You have more than one property – we have noticed that the more properties you own, the harder it can be to manage it yourself.
  • Not living near your long-term rental property – depending on where you may be living in the country; you may not be close to a quick drive to your property. This, in turn, can lead to costly trips to see if something needs to be fixed or checked on more than once a year.
  • Your time is limited – this can go hand in hand with not living near your rental property and can take more time out of your day to handle anything that needs to be done with the property.

We at Village Properties are here to help you make that hard decision by allowing us to take over your rental property and manage it for you. Taking time off work to go to manage your property on your own can be not only time-consuming but also costly. Rather than worrying about your property, allow us to do that for you. If you’re ready to start with our long-term rental team today to manage your property, give us a call today!

Why is the Long-Term Rental Program Right for You?

One of the biggest questions that we often get asked is why the long-term rental program may be the correct answer for you. We at Village Properties work hard on finding the proper placement to rent your home. We look at many different options for each person wanting to rent a long-term home, and we hope that you’ll allow us to help you out. Let’s look at some of the biggest reasons why using Village Properties to find your next tenant for your rental property.

High Demand for Homes

Right now, the demand is high for homes in our area and those who are looking to rent a property. Instead of you, the homeowner to work long, hard hours finding a tenant, we at Village Properties take care of that for you. As many new people are looking to make our area their home and may not be ready to purchase their own home yet, renting long-term is a better option.

Low Inventory for Homes in the Area

The demand is high, and right now, the inventory for the area is extremely low. We know that finding the perfect person may be a little difficult but leave it up to our experts ready for that challenge. As more and more people discover Sunriver, they look forward to making it their residence too. Instead of wondering if you can find an excellent fit for your rental property, allow us at Village Properties to do that for you. We do everything we can to get the perfect person or family into your home that will rent for at least 12 months.

While there are many other factors to using Village Properties Long-Term Rental Program, these are a few that we wanted to share with you. As the demand for homes continues to rise, it also means that rent prices will continue to. We hope that you will allow us and our expert team to work on finding the perfect fit for your rental home in the Sunriver area this year!

Spring in Sunriver – Part 2

With the mild winter we’ve experienced in central Oregon this year, we just can’t stop thinking about Spring. Blue skies, comfortable temperatures and longer days are giving us spring fever. That said, here are some more super fun ideas for your spring adventure in Sunriver.

Mountain Biking

There are tons of amazing mountain biking trails in central Oregon. A favorite for us locals is Phil’s Trail. This trail, located just outside of Sunriver, is a system of over 100 miles of interwoven trails. The trails vary from beginner to advanced difficulty levels. Not only is this trail a local favorite, but it’s I one of the most popular in the Pacific Northwest. Find directions from Sunriver here.

Another great ride is the Deschutes River Trail. You may choose to do a portion of the trail or ride the entire thing from Sunriver to Bend or vice versa. With views of lava flows, the Deschutes River and the chance to spot some wildlife, you won’t be disappointed with this ride. There are several access points. Check here for more. Spring bike riding in the area is not to be missed

Mt Bachelor

One of our favorite things about central Oregon is that you can take advantage of all that Mt. Bachelor has to offer through the spring! Ski, snowboard or check out the tubing hill through Memorial Day weekend. There are also some cool events to check out up there through the spring. Check out our other blog post about spring to check those out.

Floating the river

Down in the lower elevations we won’t be waiting for snow to melt to begin those summer-like adventures. Check out some of our favorite favorite local floats for fall here. Though this post was meant for fall, these floats are wonderful in the spring and any time of the year.

Marathons and races

For you runners, Central Oregon has lots of marathons all year long. In March, don’t miss out on the family friendly March Mudness right here in Sunriver. Later in the spring head to Bend for the Salmon Run 10k or 5k runs.

Top 5 Reasons to Choose a Vacation Home Rental Instead of a Hotel Room

  1. Kitchen – A vacation home rental will provide you with a full kitchen. This means a full-sized refrigerator, cupboards, a stove and oven plus more. Our Sunriver vacation rental homes come fully-stocked and ready to go. Grab your groceries on the way in and have all the food you love right at your fingertips. Not only is this a comfort of home, but cooking your own meals can be a big money-saver. Having a kitchen while traveling will also make accommodating any dietary restrictions much easier.
  2. Laundry – Our vacation rental homes are stocked with washers and dryers. No need to worry about gathering coins for a load of laundry. Being able to do laundry while traveling will save you time, money and you’ll be able to pack lighter! If you are traveling with the kiddos, you already know how beneficial this option can be.
  3. Live like the locals – With a vacation rental, you’ll most likely be staying within the neighborhoods where locals are living rather than on a main highway with lots of traffic. Be sure to ask our friendly Sunriver staff (all locals) for their insider tips on the best restaurants and activities in our area.
  4. Fur babies – If you travel with your pets, you know that finding a hotel that allows your buddy is not easy. Even when you do find such a location, stuffing you, your family and your pet in one room is never much fun. Give your crew more space, your pet some room to run and, if you find your dog feeling nervous and barking, the living quarters are large enough to allow for some extra noise.
  5. Space – As mentioned above, a vacation home rental provides a lot more space for your family to spread out. No more bickering over who gets to sleep with who; everyone gets their own bed! No more arguing over what to put on the TV; there are usually more than one. Have you forgotten what the word privacy means? How does Mom and Dad having their own room sound? Our home at Duck Pond 6 is a great example of one with TONS of space.

Why You Should Hire a Property Management Company

Hiring a property management company to manage your investment property may be the right choice for several reasons.  Here are a few of the benefits of hiring a property management company to manage your rental properties:

If You Have Limited Time to Devote to Your Rental Properties

Oregon’s population is growing at a rate of 1.41% annually, making it one of the fastest-growing states in the nation.  That offers a lot of opportunity for investors or would-be investors who want to purchase investment properties and rent them out to a booming population.

Whether you have one property or ten, managing them can easily become a full-time job or require the use of full-time employees.  From sourcing tenants and securing leases to overseeing property repairs, the day-to-day running of a rental property can take up much of your time.  A licensed property manager will know the laws and be skilled in tenant relations, so why not hire a professional management team to oversee your investment.

If You Have More Than One Rental Property

As with all investments, the time spent on your rental properties exponentially increases with the number of units being rented and occupied.  For this reason, if you have more than one or two rentals, you may need to hire a property manager to manage them for you.

If You Live in a Different State from Your Rental Properties

If you live in a different state from your rental properties, you’ll need to take into consideration your ability to handle situations as they arise.  Village Properties at Sunriver offers after hour’s response to address and protect your rental property and tenants.  With over 30 year’s experience, Village Properties at Sunriver has the in-house team to handle the day-to-day issues as well as the resources and programs in place to handle the big issues.

With a comprehensive preventive maintenance program, preferred vendors and in-house maintenance personnel, your investment is in good hands.

If You Want to Optimize Your Rental Process

Many investors who start out managing their rental properties on their own quickly learn that any inefficiencies in the rental process can mean losing valuable time and money—and lots of it.

Village Properties understands that choosing a property management company can be a big decision.  With over 30 years experience managing rental properties in Oregon, we are devoted to proving knowledge, skill, and success.

With options to maximize your rental potential, only Village Properties has all the programs and expertise to guarantee your success.  Contact us to learn more about how we can help you to make your rental process seamless.
