Welcome to Pony Express 16795. The perfect vacation rental for families and friends looking to experience the beauty of Sunriver. With 5 bedrooms and 5 bathrooms, this custom home ideal for all your vacationing needs.

The spacious living area has a large sectional sofa where you can relax and watch your favorite movies or shows on the flat-screen TV. The dining area is also quite spacious, with a large table that can comfortably seat up to eight guests.

The kitchen is fully equipped with modern appliances, including a dishwasher, microwave, and coffee maker. You can cook your favorite meals and enjoy them at the dining table or on the outdoor patio, which has a gas grill and plenty of seating for the whole family.

The master bedroom provides a king bed, a large spacious bathroom, and door leading out to the back deck. The second room provides a king bed with its own bathroom. Head upstairs and there are two additional bedrooms, a bunk room with a pyramid bunk including a full and twin, and the 4th bedroom has a queen bed. The 5th bedroom is above the kitchen over the garage and has a separate door that will take you up to the king suite with a private kitchenette, coffee bar and tv.

Other amenities in this unit include Wi-Fi, a washer and dryer, private hot tub and access to the community’s swimming pool during the summer months. You can also rent bikes and explore the beautiful trails around Sunriver. Have an electrical vehicle? Pony Express provides an EV charging plug and 50 amp circuit for you to use while you are here.

**Note**
Per the neighborhood HOA campers/RVs cannot be parked at this home and cannot be used as overflow accommodations. Camper/RV storage is available through the Sunriver Owners Association which has two secure lots you can rent space in.

Due to the Extreme Fire Conditions that exist in and around River Meadows, the board has voted to temporarily prohibit all smoking from any of the common areas within our community. This includes any area that is not private property, so please no smoking in River Meadows for August and September. Once the extreme conditions no longer exist, the temporary ban will be lifted.

This home comes with parking access to Big River Marina parking lot. A great place to swim or to launch your Kayaks.

Great house! We comfortably fit 5 couples in this beautiful and clean house. 4 out of 5 bedrooms had a private bathroom, so nearly everyone felt they had plenty of privacy and personal space. There was plenty of space to spread out or hang out together either in the Large living room, large dining table or the outside seating. The weather was warm so we enjoyed eating dinner and playing games on the patio in the evening. The house is well maintained and clean. The only issues were a later check-in than promised, 2 missing VIP passes and a broken outdoor umbrella. Also the propane tank was empty for the fire pit, but we found a full one in the garage and replaced it. These were all minor things to our group. We walked up the path a little bit and dropped paddleboards in the river and did several 30 min loops down the river and back up the creek. So fun! It was overall a great getaway for our friend group. Highly recommend!

The property is well designed and excellently situated on a quiet street. Landscaping emphasizes the natural environment including frontage on the Deschutes River. This house is stunning and absolutely no complaints about the home itself - but the property managers used AI for the description and it misled us into thinking it’s in Sunriver. Our kids were extremely disappointed and we spent much of our time driving to and fro Sunriver. Would have never rented this location had the description been accurate. The pinpoint map shows the location, but having never been to SR I assumed the “House in Sunriver” listing was legit and we’d be able to ride bikes to Sharc, the Village, etc. You either have to drive on Hwy 97 to get there or take a gravel road (which we found to be the fastest way). I don’t think this is the owners fault, but the property management’s error in listing. This would be like listing a house in Black Butte when it’s actually in Camp Sherman. We had some very disappointed kids

Concerning your note about the listing's location details, this home is in fact in the greater Sunriver area. We do not use AI to generate it, but Airbnb does based on the home's address and allows us little control over how it is stated. Unfortunately, Airbnb has nothing in place to describe whether the home is in Sunriver Proper (which seems to be the area you were aiming to be in) or any of Sunriver's other residential areas. We are also sad to hear that your map app took you the back way to the home as opposed to the paved way.

Like many other resort communities, Sunriver is diverse and offers multiple areas for guests to stay beyond the heart of Sunriver. While many homes do reside within Sunriver Proper with immediate access to bike paths and walkable distances of attractions, we also offer visits in homes like Pony Express 5 that are further out to provide more private stays. We apologize that the home was not located in the immediate area you were expecting. Still, we do everything we can to provide our visitors with information about the exact location of the home so you know what to expect, including maps and the home address that are immediately available in the home listing so you can map its distance from major area attractions.

Should you ever visit Sunriver again, we hope you will give Village Properties another chance. If you call our front desk before booking, we would love to help you find the rental that's a perfect fit based on your group size and what amenities/attractions you wish to be near. We are always happy to give you the local's insight so you can have the best stay possible!

We enjoyed our stay. The house was beautiful, clean, great outdoor space, comfortable amenities, and had a walking path along the river which was great. Unfortunately this booking is managed by a third party property management company. When we showed up the door code on the lock to second apartment/bedroom (separate entrance from main house) was not working and it took them hours to respond to us and resolve. They will ask you to sign an external legal agreement even after booking through Airbnb. The checkin and checkout times posted on Airbnb are incorrect. The house wasn’t stocked with some basics such as coffee or butter so plan to bring your own.

Thank you for your feedback on our team communication as it helps us know how to improve. We are sorry that the door code was an issue. Our team did provide an after-hours number that can always be called in situations like that, as opposed to our regular office number. We are also sorry to hear that you found the home not stocked with some items you were hoping to be there, but we assure you it's with good reason. Food items like butter are ones we do not provide as they are perishable and we never want items left in the home that could be tampered with by previous guests and make others sick if they use it unknowingly.

Our stay agreements are a standard policy that we have for all our guests, but are sorry you found it unideal. We have it in place to protect our guests and our owners so that everyone is on the same page and knows what to expect during their stay. Thank you for notifying us about the difference in check-in/check-out times. We will investigate this further and fix any issues.

I wasn't able to find the code embedded in the app right away and I couldn't call anyone or get a response for help ... eventually we figured it out. Also, once we got in it wasn't clear where the fifth bedroom was. It's a separate apartment, basically, which ended up working out beautifully.

This house is marvelous, right on the river and very well maintained and tastefully decorated - it very much felt like a home away from home for our family. We enjoyed every minute at Mark and Kate's; would highly recommend to others!

We love your 16795 Pony express way rental house for our quilting retreats. The on river location with walking trails and large comfortable house is our preferred place for 5-6 days quilting. The rooms are spacious and common areas work well for a group. We would recommend this house to all. The over garage suite is perfect for some relaxation away from the main house if needed. We wanted to let you know however the upstairs bathroom showers aren’t draining well. The upper level sleeps hot. We’ll see you next year.

We had 8 adults staying at the home and had plenty of room with extra space. The outside of the home is my personal favorite; on the water, path right past the yard, outdoor living room area and a gas firepit. Hope was also extremely clean and well stocked with towels and spices in the kitchen. Wish there was non-stick pans for the kitchen and counter cleaner for the home (to use when cleaning the kitchen between meals). Our family and extended family had a wonderful stay at the Pony Express house. There was plenty of space both inside and out for our group. The outdoor patio was a big hit with the hot tub, indoor/outdoor fireplace, and fire pit making it a great place to relax in the evenings or simply enjoy the beautiful river view during the day. The house was beautiful. Well maintained, well stocked kitchen, and lots of little extras like bikes in the garage. Amazing view of the river and backs right up in a trail. It is a little bit of a drive to stores (20 mins to nearest grocery store) and 30 mins to downtown Bend but that was not a deterrent for us.
